Whether your investment is a single family home, duplex, tri-plex, 4-plex, or bigger, vacant units are lost revenue. Salco Properties stands ready to fill your vacant residence or units.


·         Our management fee is $100 a month for a single family residence on a 12 month management agreement (Ask us for our discounted fees for multiple properties)

·          Our leasing fee is 50% of one (1) months rent.


·          Upon execution of a 12 month management agreement, Salco Properties will work to fill your vacancies by:

·          Property Analysis Report which includes a site visit, on-line picture and video gallery of the tour, rental market analysis, and if needed renovation recommendations

·          Yard Sign with Easy to read phone number answered by a Salco Properties Leasing Specialist. Even in this day of age of social media, the best advertisement is still a Yard Sign as potential tenants still drive the neighborhoods they wish to live in. Not everyone is on the internet.

·          Extensive Internet Advertising on websites such as rentalhomepros.com, craigslist.org, backpage.com, and salcoprop.com (Salco Properties very own webpage). If required, Premium Internet advertising available at an additional cost

·          New for 2010 - Video tours placed on Salco Properties Youtube Channel, Facebook, and Twitter pages (great for attracting out of state tenants moving to the Phoenix area)

·          Potential Tenant Screening Process includes a full background check, income and employment verification, and prior and existing landlord reference checks

·          Single Family Home and Multi Family Lease Packages compliant with Arizona Landlord and Tenant Act

·          Move In Inspections are photographed and recorded on digital video to protect your investment. These videos prove extremely valuable when it comes time for a tenant to move out.

·          Maintenance Services include staff on call 24 hours a day 7 days a week to handle any maintenance issues regarding your property

·          Salco Properties Own Maintenance Division stand ready along with their team of Licensed and Bonded Contractors available to perform any needed maintenance including HVAC, Plumbing, and Electrical work

·          Our In-House Accounting Department handles collection of rents, filing of rental sales taxes on your behalf, bookkeeping, and if needed, evictions

·          Monthly Financial Packages are sent to you the owner by the 15th of each month detailing all income and expenses making tax preparation a easy and painless process for your investment
